Senior Quantity Surveyor

For our current expansion program, involving four resorts in Maldives and one in Japan, we’re looking for a Senior Quantity Surveyor:


  • Help the Managing Director to determine brief, define scope, project feasibility, cost planning, tender process, post contract change control, reporting and final account agreements. Help to manage external construction cost management consultants where appointed
  • Preparation of budgets including detailed costing and benchmarking analysis
  • Cost checks and reviews, value engineering and cost saving initiatives and evaluation of alternates
  • Develop and employ modelling and estimating techniques to provide accurate rates and costs for an annual spend of up to USD 150m across a variety of different types and sizes of new and refurbishment projects
  • Orderly development of quantities take-off, requests for quotations and purchase orders in collaboration with the Procurement team
  • Conduct and/or oversee tender processes including preparation of tender documentation, evaluation of tenders and the making of detailed recommendations
  • Commercial change management and change evaluation efforts on all projects
  • Monitor the financial progress of individual projects through regular communication and reports assessing the potential impact of change on the budgets and also taking account of the effect on the business and ensuring change control procedures are rigidly adhered to. Take up any variances with the appropriate area/individual. Site Visits to monitor progress & identify savings
  • Prepare analytics for project portfolio cash flow and earned value analysis
  • Prepare the financial close-out on all projects including final accounts (all vendors, consultants, etc.)
  • Prepare project cost reports and carry out regular reviews of these with the Managing Director
  • Report status, successes, challenges and key activities to senior management
  • Develop, manage and be accountable for achievement of key commercial metrics
  • Drive continuous improvement initiatives and develop best practices
  • Develop standard documentation, templates and procedures to facilitate the efficient, transparent management of construction costs and procurement. Adapt and update as necessary. Provide training
  • Responsible for running a multiple of projects, being involved within the various developments of each project you’ll be working on. You will work with a diverse portfolio of stakeholders and project partners, so strong reasoning and communication skills are essential

About you:

  • A relevant degree qualification (Quantity Surveying, Civil Engineering, etc.)
  • RICS accredited a plus
  • 10+ years of experience in similar role, involving hands-on project delivery
  • Sound knowledge of Construction process and construction methods
  • Strong management style
  • Highly ambitious and compelled
  • Strong working relationships with people at all levels
  • Excellent IT skills, highly proficient with Microsoft Excel and Autocad
  • Good problem-solving skills
  • Able to build a team around you, set targets and make sure they deliver
  • Resilient and able to deal with challenges
  • Detail orientated, with accurate input and proofreading skills
  • You will have a strong eye for business
  • Being accountable, having a sense of ownership and urgency will be second nature to you
  • You will have proven negotiation skills
